Who Is Carole Hujber Sanek? Florida Realtor, Social Butterfly Media, Friend, or Who Knows What? A Facebook Exchange.

PREFACE
Many, many years ago, my wife (long before she became my wife, like back in 1966) told me about a friend of hers with whom she had a strong, positive, close bond. Then, a few years after my wife and I had wed back in 1995, we took a trip to Florida. It was then at a restaurant where we dined with this old friend and her husband that I was personally inroduced to my wife's close friend. Indeed, I had thought that I also had become a friend of the friend of my wife as over the years she and I exchanged e-mails that were very pleasant and became connected on the social media.  The key phrase there is "I had thought."

There were several instances where the "friend" made comments on my Facebook wall that other friends of mine felt were arrogant, abrasive, and insulting. Consequently, I was a bit more careful in monitoring the contents of my Facebook wall that were visible to "THE FRIEND" whose name is Carole Hujber Sanek.

Apparently, I was not careful enough nor discrete enough in a posted message thread of mine on Facebook that I had made visible to the public last month(i.e. November 2014). And, I must also admit, as the message thread went on I was not as tactful, courteous, and polite as I should have been. Well, regardless, the fact remains that Carole Hujber Sanek removed me as a "friend" and has blocked me on Facebook; and, she no longer communicates with me.

I am going to post the contents of that message thread (which I copied and saved in my computer) here on my blog in order for you to read the Facebook exchange yourself.

But before I do that, I am first going to share with you other information that was on the Facebook pages of Carole Hujber Sanek herself that I had also copied and saved in my computer before she took the action to "unfriend" and block me on Facebook.

Carole Sanek: I did that you are right and I would do it again because buyers need to beware of buying without guidance and guidance doesn't have to  come from any REALTORS® - it can come from a title agency, from a lender, from a relative who has had a bad experience in buying, from an attorney  who would tell you all the steps to complete before signing on the dotted line. Google can even assist people in the steps of buying a FSBO. I have no  problem with anyone trying to move a property on their own - none at all. I do have a problem when anyone profiles all agents as you did. I have a  problem with people who resort to insults and ugliness as you have and I would like to point out that I never called you out by name even though for 10  seconds I was tempted to do that but I didn't. So now that you have called yourself out on my wall with your post made in anger have a nice day and I  wish you luck in selling your home.

Carole Sanek: It's malarkey to know you should still get everything inspected right? It's malarkey to know that a seller should disclose anything that they know is wrong with the house right? It's malarkey to know that a buyer should still get it appraised right? I have nothing against a FSBO as long as people understand all that malarkey could cost them in the long run.

Sherri Elaine: You wouldn't pull your own tooth would you? No, you'd go to the dentist. So that seller wants to sell himself short and get less than market value to save a few thousand dollars? So many FSBO don't realize that they will actually make back the real estate commission and then some by listing with a REALTOR. And Buyer Beware! That seller is probably hiding something and been told by a professional that he should or shouldn't do something.... All that malarky!

Sherri Elaine: On the flip side, I see so many FSBO who are WAY over priced and think buyers aren't savvy enough to check Trulia and Zillow, where I might add the market values are way low. But we RICH REALTORS, we're all out to make a buck and fund our lavish lifestyles because we are all like the agents on Million Dollar Listing. We don't put out any of our own money BEFORE the house sells and we get paid. Nope. WE WORK FOR FREE UNTIL YOUR HOUSE SELLS... Carole Sanek: First of all you did the belittling of REALTORS® all I did was post your belittling opinion so let's get this in the proper order next let's get more facts straight inspections and appraisals are NOT done by REALTORS® they are done by licensed professionals in their respective fields. It is a crying shame that you made some bad choices in the past with buyer and seller agents but that's on you - there are plenty of honest ethical agents in this country blaming your issues on all of them is past the intelligence I know you possess.

USPS. United States Postal Service. Going Postal with the Post Office Misfeasance.

Back in January 2003, I bought a second home in the Southwest part of the USA (metropolitan Phoenix Arizona area) that is approximately 2000 miles away from my main residence in Northwest Ohio (Toledo, Ohio). Since that time, I have spent most of the winter months in my second home in a climate where the winter weather is sunny and warm as opposed to the cold, snowy weather in the climate of my primary residence.

At first, I had no problems with the United States Postal Service with the forwarding and the delivery of my mail. As a matter of fact, the Post Office did a fantastic job. Indeed, for many, many, many years, I had always proclaimed that the United States Postal Service was the greatest in the world, that the U.S. Post Office was a fine-tuned, efficient organization with excellent service.

Then, things changed! Now, for the past several years or so, I have had an annual problem with getting correct delivery of my mail from the United States Post Service. I have tried over the years to alleviate problems with the delivery of my mail by several means, such as making change of addresses with the senders of my mail, making change of addresses with the Post Office in person and by electronic means that the USPS had suggested, not making any change of address but having others check my mail at my main residence, etc. Over the past few years, both my wife and I have spoken with USPS officials by telephone and in person.

Last year, I made no change of address, but it was such a hassle to keep informed on the mail being delivered to my primary residence that I tried the temporary change of address to my secondary address with the U.S. Post Office again this year. Well, guess what!!!

THE UNITED STATES POSTAL SERVICE HAS SCREWED UP AGAIN!!!

I am royally UPSET to no end.
I JUST NOW (today) received an e-mail from my brother, Daryl, who has lived with my wife, Judy, and me in our primary residence since September 2009. Daryl informed me that the Post Office in Toledo, Ohio stopped forwarding my USPS mail from Toledo to my winter Mesa, Arizona home as of November 8 --- TWO WEEKS AGO!!! The Post Office was given a temporary change of address back at the end of October that was supposed to be good for 6 months. Not only did the Post Office stop forwarding my mail, but they stopped delivering it to my Toledo address, as well; Daryl wrote me in the e-mail that the Post Office now has all mail for Judy and me on hold.

Here is what Daryl wrote me:
"Mail Man Just informed me that for what ever reason the mail forwarding stop November 8th, and will have to be re-done again by you to forward what they have Now on hold - So They said you'll have to fill out on line or how ever you wish to do it but to do another mail forwarding request.So Far they have Mail on hold until you do the change again. Why This happens he's not sure."

I wish I had known about the problem two weeks ago. I have no idea why I had not been informed of any problems. Why was I not called? Why did the carrier in either of my two locations not check with my wife or me? Why does the Post Office think it has the power to hold my mail and not deliver it?? I am totally disgusted. Anger is not a strong enough word to express what I am feeling. At least I am lucky that I got the e-mail about this -- heck, I do not have internet access at my second house; all I have is internet access at the public library and at wi-fi hot spots. What am I to do if there is crucially important mail sitting at the Toledo Post Office???

GRRRRRRR!!!!!!!

U.S.A. Election 2014, American-style. The general American public gets the government it deserves!

I want to open with a quote from a previous Roland Hansen Commentary that I wrote on May 8, 2010:
Informed voters do not always get what they deserve; ill-informed voters do get what they deserve; and, non voters do not deserve anything!

Here's another. Back on October 5, 2011, I wrote the Roland Hansen Commentary, American Democracy Threatened, that started out with this:
Back on March 2, 2007, I wrote a Roland's Ramblings (my other blog) in which I stated: "we in the United States of America are in jeopardy of having our representative democracy form of government destroyed."

Now, let's put those two quotes and blog entries into perspective as it relates to the General Elections held across the United States in November of 2014. Open and read the following:

Then, there are the idiot moron anonymous trolls like mud_rake who wrote. "You, Mr. Hansen, are also a political hack ..."

Some people have an overall low opinion of elected officials and of politicians in general. Perhaps, you may remember when I wrote the Roland Hansen CommentaryPoliticians: Before And After Being Elected. What do you think?, back on March 18, 2014.

Quite a few folks do not think we need government. Back on April 23, 2010, I addressed the issue when I penned the Roland Hansen Commentary, Government: Do we need it?

So? What of this election just held earlier this month. What of the results? What of the affected American public. About half of the voting age American public is even registered to vote. And of that one-half of the voting age American public, just slightly over one-third actually voted, i.e. about 17% of the voting age populace. That means in a one-on-one election where the election result is determined by a simple majority, the winner was determined by 8.5 % plus one vote of the entire American voting age population,
AND, that is why this Roland Hansen Commentary is entitled
U.S.A. Election 2014, American-style. The general American public gets the government it deserves!

Maggie Thurber states, "Toledo Public Schools blatantly violating the law ..."

Preface: This commentary is in regards to comments made in regards to the city school system administration in Toledo, Ohio. 

Maggie Thurber in a comment introducing a photo that she placed on Facebook stated, "Toledo Public Schools blatantly violating the law by putting levy signs on school property... Even after I called the Superintendent's to warn them they were violating the law."

In that same message thread, she further wrote, "I gave them more than 3 weeks to get the signs down, which is plenty of time considering they shouldn't have been put up in the first place."

Then she wrote a bit more to which I responded, "I agree with the statement about Toledo Public Schools (Toledo Board of Education) made by Maggie Thurber, i.e. 'When an organization wants us to give them more money, they should play by the rules in that endeavor. It's against the law to use any public resources to promote a ballot issue. They were told in previous campaigns that it was illegal. They were told three weeks ago it was illegal and I was assured they would remove the signs. If they can't keep their word on such a basic issue, it raises issues of trust for everything else.' "

News Flash! Toledo, Ohio. Michael S. Miller Of Toledo Free Press Shoots From The Hip, Takes Pot Shots At Toledoans.

Michael S. Miller, editor-in-chief and co-publisher of the Toledo, Ohio community newspaper Toledo Free Press, has resigned his position and is leaving Toledo, Ohio. In doing so, he has penned a farewell epistle in which he took a few parting pot shots at Toledoans. Immediately after having written and pubishing this Roland Hansen Commentary, I placed a link to it on my Twitter feed and on my Google+ page. I then posted a link to my Twitter entry onto the message thread of Steve Kapner as referenced in my blog entry.

I see you have blocked me from your Facebook wall and that while logged into Facebook I am not allowed to view the public posting to which I commented and to which I linked in a blog entry of mine; nor am I allowed to further comment on that Facebook message thread which is your pathetic excuse of political analyses that are really perverted convoluted diatribes lacking in factual scholarly research with accompanying objective supportive data. TLC Eyecare & Laser Centers: Incompetent Billing Department, Incompetent Administration?

I have been placed in the very uncomfortable position of replacing my ophthalmologist. I am disturbed that this is necessary. While I am extremely satisfied with and have full confidence in my current ophthalmologist, James D. Ravin (I even went to his father, Dr. Louis C. Ravin, also an ophthalmologist, back 40 an 50 years ago when I was a child), I am extremely dissatified and angered by the bureaucratic, impersonal, and nonresposive organization for which Dr. Ravin practices his craft. I write in reference of TLC Eyecare & Laser Centers.

Here is my story.

In August of 2013, I went to the TLC Eyecare & Laser Center located at 3000 Regency Court in Toledo, Ohio for my annual exam by Dr. Ravin. In addition to the regular annual comprehensive ophthalmologic eye exam, dilated retinal exam, dilated macular or fundus exam, I also underwent fundus photography I&R. The fundus photography procedure for diabetics such as me is not uncommon; and, there are special billing codes and documentation needed for that and other eye exam procedures. In September 2013, I received a bill from TLC Eyecare And Laser Centers, 857 W. North Street, Suite 104, Jackson, Michigan 49202-3196. I also had received a "Claim Receipt, Explanation of benefits and payments" from my medical insurance company stating, A coding error was detected. This diagnosis code is not valid when billed as a primary diagnosis. Consequently, I made a personal visit to the TLC Eyecare & Laser Center located at 3000 Regency Court in Toledo, Ohio.
[As a side note: I have had some experience in my career life in the area of medical billing. At one time I served almost three years as the administrator of a private, nonprofit ambulatory health care clinic and the billing office was part of my administrative responsibilities. I also served five years as a Medicaid Supervisor for Lucas County and a few years in supervisory and managerial capacities for several preventive health care programs.]
Well, let me tell you, I got nowhere fast! I was greeted at the front desk where I explained why I was there. I was directed to speak with an employee in the back office area. I spoke with the employee, showed her the billing notice from TLC and the EOB from my insurance company, and because the TLC employee failed to comprehend the object of my consternation, I had to explain and point out the line items and specific sentences in those communications - not once, not twice, but three times.
The employee told me that she could do nothing for me, that I owed the amount billed,  and I could pay her right then and there. She also stated that I could telephone the main TLC offices in Jackson, Michigan. I paid the amount and left in total disbelief at the lack of courtesy, lack of helpfulness, apparent lack of knowledge on the part of the employee, substandard professional demeanor, and lackluster (to say the least) customer relations.

After quite some time had passed, I wrote a letter to the TLC main office in Jackson, Michigan. In that letter, I relayed what had happened, provided copies of all correspondence along with the billing and payment receipt, and stated, "I expect a proper and adequate resolution of having my payment being reimbursed to me and your office may resubmit a corrected billing to my insurance company."
I NEVER RECEIVED A RESPONSE OF ANY KIND FROM TLC EYECARE AND LASER CENTERS!!!

In July 2014, I received a letter from TLC Eyecare Laser Centers Corporate Office, 857 W. North Street, Suite 104, Jackson, Michigan 49202 dated "Tuesday, July 08, 2014" that stated in large bold type, center-justified:
It's Time to Schedule Your Next Appointment!
and then, on the next line in smaller regular type, left-justified:
Please call our office at (877) 852-8463 to schedule your appointment.

I responded to that letter by sending an electronic message via the Contact page of the TLC Eyecare & Laser Centers website. The following is a copy of that electronic communication:

Very Unhappy Patient Acct# (redacted)

Message *
On January 4, 2014, I sent your main office a written letter expressing my displeasure and disappointment with your billing and business practices. My letter went into detail and specifics about my concerns. I stated that I expected a proper and adequate resolution to my concerns; and along with my letter, I provided copies of the billing statement, insurance EOB, and receipt of my payment.
YOU NEVER RESPONDED TO MY JANUARY 4 LETTER AND NOW YOU HAVE THE AUDCITY TO HAVE SENT ME A NOTIFICATION DATED JULY 8, 2014 THAT IT IS TIME TO SCHEDULE MY NEXT APPOINTMENT. HOW DARE YOU!!!!
You failed to respond to my concerns; and, you expect me to continue a professional relationship with you. What chutzpah!! Why on earth would I want to continue a relationship with a company that ignores its patients/consumers/customers?
AGAIN - I NEVER RECEIVED A RESPONSE OF ANY KIND FROM TLC EYECARE AND LASER CENTERS!!!

Then about a month ago on August 27, there was a message on my home telephone answering machine. The message was from a woman by the name of Kate from TLC stating it was time for my regular annual appointment with the doctor and she requested that I telephone 877-852-8463 to make an appointment.
Uff da! What chutzpah! I could not believe it!!!

I conclude and proclaim the same now as I did in my my concluding sentence of January 4, 2014 written correspondence to TLC Eyecare and Laser Centers:
I am a retiree with diabetes. I do not need this aggravation.

The Fraud Being Perpetuated By The Republican Party On The American Public.

I am providing a few direct quotes from a very interesting article that I recently read online.

  • The GOP is working desperately to deny the right to vote to citizens it doesn’t like. You know, poor people, black people, Hispanic people, old people, female people, .....
  • The right-wingers on the U.S. Supreme Court last year gave Republicans a hand in this effort by striking down key protections in the Voting Rights Act. Joining them this month were three Republican judges on the 7th U.S. Circuit Court of Appeals.
  • When their hands are pressed on a Bible in court, Republican experts admit they’ve got no evidence of the in-person voter fraud that the GOP claims these laws are intended to prevent.
  • In Texas, the expert called to testify by Republicans supporting the law admitted when cross-examined that he was unaware of a single case of in-person voter fraud there. Everyone has their own subjective opinion and puts their own spin on the topic of voter fraud in the United States of America. Me? I, myself, prefer to deal with fact. Today is the forty-first anniversary of the birth of my firstborn, Adam Roland Hansen. I am so proud of Adam; he is the epitome of human potential. As the years have been going by, Adam has continously done much to contribute to his community and the world. Adam is a man of whom all should admire and respect. He is a fine man, a good man, who strives to improve to be even better. The following is a reproduction of what I wrote two years ago on my other blog, Roland's Ramblings.

Thirty-one years ago today, I became a father. My first-born was a boy. How appropriate his given name is Adam. Over the years, he has become a good man. If all men could be like Adam, we would all have a much better world. I am proud of him and proud to call him my son. I love him dearly.

Oh, there is one exception!
My statement of two years ago of "Thirty-nine (39) years, and counting" needs to be updated.
I now need to change that to "Forty-one (41) years, and counting."

On Tuesday, July 1, 2014 1:31 PM, I wrote an electronic letter to Ye Olde Durty Bird restaurant in Toledo, Ohio via the contact form contained on its website, a copy of which is reproduced below.

Subject: Dissatisfied customer
Message Body:
I am a very dissatified customer. I took a guest who was on his work lunch hour to your restaurant today. I am a reired 66 year old man, so time is not a problem for me, but it is for my guest. I informed the waitstaff of the time constraint. My guest ordered a big Italian Hoagie with chips; I ordered a classic burger with chips. It took about 20 minutes or so to have our order delivered.
There were fries, not chips, on my plate. I inquired about whether the fries were supposed to be included with the burger and that I thought it was supposed to be chips. The server asked if I wanted the fries to be taken back and chips to be brought out. I responded with "I do not care what you do. I did not order the fries and I am not going to pay for them." The server appeared irritated and walked away. I started eating my burger. Lo and behold, within a couple minutes the server returned with an extremely small bowl of chips (about the size of a custard dessert dish). The server set down the chips and while I had my burger in my hand with a napkin held under it in my other hand, the server removed the burger platter with the fries on it. and walked away. I was astounded at these actions. To make things worse, when I asked for the bill because we had to leave (my guest had to place half his sandwich and all his chips into a take-out container due to being late in returning to work), I was presented with a bill in which I was told $1.49 had been removed as that was the cost of the fries. None-the-less the bill included the full sales tax on the original incorrect amount and the $1.49 was listed as a discount. Consequently, I actually paid $.10 more than I should have paid. I paid with my Discover Card. In all my years, I have never received such poor service, nor have I ever witnessed such unprofessional actions as the way this incident was (mis)handled. FYI, my receipt lists the following: 1020 Phillipe, Tbl 21/1, Chk 4918
Almost immediately, I received an immediate automated electronic response which was as follows:

UPDATE (written August 15, 2014)

I wrote a very similar yet somewhat different entry of this Roland Hansen Commentary on my other blog, i.e. Roland's Ramblings, entitled Ye Olde Durty Bird Restaurant In Toledo, Ohio: Irresponsible Management which was posted on August 1, 2014.

Shortly after publishing that blog entry, I sent a link of it by private message to the Facebook account of Ye Olde Durty Bird. Within hours, I was contacted by Julie Ketterman, General Manager of Ye Olde Durty Bird Restaurant via her personal e-mail account that was used to avoid automated responses. In her e-mail, Ms. Ketterman took full responsibility for what had transpired, was very apologetic, and offered to right that which was wrong.

After a brief exchange of e-mail, an agreement was reached that I found to be extremely satisfactory and, in fact, was more generous than would be expected by anyone. I found Ms. Kettterman's personal attention to the matter to be personal, professional, responsible, and accountable. The end result of this entire matter is the complete opposite of my earlier impression.

I can now state that while the initial difficulties were very frustrating, the end result was much more than satisfactory. For this, I publicly acknowledge and express my appreciation to Julie Ketterman in her capacity as the General Manager of Ye Olde Durty Bird Restaurant.

Mr. Geftos also provided the story of Boo Hansen over on the Facebook account of Tony Geftos 13abc - Tony Toledo. You may view that Tony Geftos 13abc - Tony Toledo Facebook posting in the embedded link contained herein.

The Fourth Of July, Independence Day, and Richard J. Hansen



The FOURTH OF JULY brings forth thoughts of life, liberty, the pursuit of happiness, and freedom.

This year, 2014, is the first INDEPENDENCE DAY of my life that my brother Richard Hansen, a 20 year veteran of the United States Marine Corps, will not be physically present on this Earth. Rich died from pancreatic cancer on August 16, 2013.

Back on May 28, 2012, I wrote a Roland's Ramblings blog entry entitled Freedom. My brother, Rich, wrote the following as a comment to that blog entry:
"Very well said; Because I’d give my life for my country or anyone of my brothers and sister. Freedom is why I served my country and would do it all over again even at my age."

As I bring in the Fourth this year and think of freedom, my thoughts are of Rich. (Indeed, I think of Rich each and every day.)

Toledo Mayor D. Michael Collins and The Smoking Gun

This just in from Toledo, Ohio:
Smokers need not apply.

That could be a sign at Toledo government offices with Mayor D. Michael Collins’ signature if he moves forward with a plan to prohibit the hiring of tobacco and nicotine users.

“This is good public policy, and it’s not driven by anything political,” Mayor Collins said on Monday.

Okay, so Mayor Collins thinks the City of Toledo may save money on the costs of health care benefits - I get that; I understand. 
HOWEVER, 
I cannot help but wonder why that same reasoning is not applied to prohibit the hiring of people who consume alcoholic beverages, as I wrote over on Twitter.

I recently read an article that stated, in part, ".... employees who drink a lot are often absent from work, suffer from a lot of health problems, and are at a greater risk of harming themselves and others."

Now then, I am not really advocating a "no hire" policy on people who drink alcoholic beverages.
HOWEVER, 
I am wondering why Mayor Collins would use the rationale of cost savings in regards to a "no hire" policy of people who smoke but not in regards to alcohol users or to obese people or to any other number of groupings of people who may have the effect of adverse increased health care and related costs to the City of Toledo.

2016: Run for President, Rahm Emanuel.

More than five years ago, I wrote on my other blog a fairly brief entry to which I now direct you as an introduction to this Roland Hansen Commentary. Please go over to read the Roland's Ramblings entry, Rahm Emanuel, posted on January 3, 2009.

Then, almost seven months later, my wife, Judy, wrote a blog entry in which she made some side comments that mentioned Rahm Emanuel and me. Please give that a read over at the Judy's Jewels entry, George Stephanopoulos, posted on June 28, 2009.

Well, that Judy's Jewels entry led to me writing another Roland's Ramblings blog entry the following day in which I again referenced Rahm Emanuel. Alright, alright. I am getting around to the point of this Roland Hansen Commentary, but a few other reads for you first will be necessary.

Back on July 12, 2012, there was a piece (video and article) over on The Hill that centered around Rahm Emanuel in which it was mentioned that he had previously served in President Obama's White House, was presently Mayor of Chicago, and in which Rahm Emanuel is quoted as having said, in part, "... I can't wait for Washington" ---- I kid you not!

Ohio Charter Schools and Snake Oil

I read something over on Twitter that brought snake oil and the concept of the snake oil sales pitch to my mind when thinking of charter schools, especially those in Ohio.

The following words within the quotation marks are what I had read on my Twitter feed (the other words I have added on my own):
Private nongovernment "charter" community "schools use key words to entice families away from" chartered traditional "public schools."

I added the wording that I did because all primary and secondary schools in Ohio are required to be chartered, be they traditional public schools operated by public school districts with elected school board members, or be they private schools, or be they private parochial schools, or be they nonprofit or for-profit community schools.

Cliven Bundy and his criminal actions do not merit support from Conservatives.

Cliven Bundy and his cattle have been in the news alot lately.

Some people are calling Bundy a patriot; some people are calling him a traitor. I call him a common criminal who thinks the law does not apply to him. Furthermore, I firmly believe that we law-abiding taxpayers are the victims of this horse's ass and his criminal actions.

Hey, I am not alone in my opinion of Al Bundy - er, I mean Cliven Bundy.
